At Urban Contractors we offer fee based, open book general contractor services. Based on the estimated job cost and your construction budget we estimate a total project cost and charge a flat GC fee. If the project is under budget the savings are yours. If the project is over budget the fee does not increase
Construction planning phase
Together we will review quotes for all sub-contractors that generate any financial commitment at the project. Urban Contractors can recommend sub-contractors or we can use sub-contractors you have experience with. Urban Contractors will negotiate sub-contractor agreements for pricing and performance guarantees. If there is a construction financing component to your project Urban Contractors can help you with your lenders for compliance and draw requests. Once all sub-contractors have been hired, Urban Contractors will prepare a construction schedule through completion including payment schedules.
Construction phase
Once the project starts Urban Contractors will keep you updated with weekly reports and quality control at the job site. All construction draws will be subject to your approval as work progresses. Urban Contractors will coordinate payments on your behalf while making sure partial or full releases are received in exchange for each progress payment, with special care taken when notice to owners have been received. All inspections through final inspection, including CO if required, will be coordinated by Urban Contractors.
Pricing
We use a GC fee based pricing structure to give you, the client, more flexibility in coordinating your construction costs and budget.
The advantage of this over the traditional quote for the entire project gives you the flexibility of starting some work before all of the sub-contractors have been hired and it also eliminates the temptation to cut corners to compensate for overruns
Finally, most construction projects have some surprises, a total project quote creates an incentive for the GC to build in a large cushion to compensate for potential issues which may or may not be applicable to your project.
